Close to transport links and local amenities.
The guest house is in close proximity to the A1434 which many found very convenient as they were easily able to get to the centre of Lincoln in their cars. As only breakfasts are served on-site, guests found it handy having a shopping centre with cafes and restaurants just across the road from their accommodation.

Clean and well-presented rooms.
Guests were pleased to find that their rooms had a pleasant and modern decor with many stating that the en-suites looked like that had recently been refurbished. The bathrooms were said to feature up-to-date fixtures and fittings whilst many also complimented the overall hygiene as the room were said to be very clean.

The freshly prepared breakfasts have been described as being well-prepared using quality local produce. Guests also complimented the wide range of items available on the continental buffet as well as copious supplies of fresh tea and coffee. If you like to start your day with a hearty meal then you certainly won't be disappointed.

Noise issues.
The building overlooks a rather busy road and guests whose rooms were located at the front of the house said that they were able to hear traffic noise which prevented many from opening their windows.

Braving the stairs.
There is no lift on the premises and guests whose rooms were on the higher floors said that they found the climb up the steep staircase rather tiring. It's advisable for those with mobility issues to request rooms on the ground floor.

Bathrooms on the small side.
The bathrooms in some of the rooms have been described as being quite compact with guests objecting to having very limited space to move around as well as to the rather tight shower cubicles.
